The Rockefeller Group announced a major capital improvement program at 1221 Avenue of the Americas, including enhancements to the building’s lobby, elevators, entrances and plazas.
The plans call for the first renovation of the class-A tower’s lobby since 1999, and follow a recent leasing campaign that has attracted more than 1.5 million square feet of new leases and renewals.
Plans for the renovations, scheduled for completion at the end of 2015, were developed by The Rockefeller Group in co-ordination with architect Moed de Armas & Shannon.
Construction and engineering services are being provided by Sciame Construction and Arup, respectively.
Located between West 48th and West 49th Streets, 1221 Avenue of the Americas was developed by The Rockefeller Group in the modern expansion of Rockefeller Center to the west side of Sixth Avenue.
Major enhancements underway include a new street-level Avenue of the Americas entrance set back from Sixth Avenue on 48th Street, as well as new stone walls and floors, new reception desks, and new elevator cabs with destination dispatch controls to enhance speed and efficiency for tenants and visitors.
The program includes commissioned art, which will be prominently displayed.
The 49th Street entrance will receive a major upgrade that calls for the removal of non-structural columns and the installation of floor to ceiling glass, which will invite more visibility and daylight into the expansive lobby from the side-street plaza.
In addition, renovations to the building’s side-street plazas, each substantially set back from 48th and 49th Streets, will create additional tenant and visitor gathering spaces with new landscaping, lighting and seating.

Several full floor spaces remain available for lease with a typical floor plate size of approximately 50,000 s/f.
The class-A building, which is among the five largest in Manhattan to achieve LEED certification, stands 50-stories and totals approximately 2.5 million square feet. It recently achieved Platinum-level Wired Certification from WiredNYC, an organization that ranks properties by their technology infrastructure.
